Current Responsibilities:

Kirt’s multifaceted project experience includes complicated tenant improvements, as well as large ground-up construction projects. He has managed the design, permitting, bidding and construction of a wide variety of project types, including large corporate tenant improvements, electronic labs, chemistry labs, biology labs, private schools, university buildings, churches, buildings for non-profits, parking structures, museums performing art centers, mixed-use buildings, affordable housing, and multifamily/private residential projects. 

Experience:

During the first 11 years of his career, Kirt worked as a project engineer, project superintendent, project manager and division leader for two regional general contractors. In 2015, Kirt left this firm to start his own construction management firm and created Gilliland Construction Management. During the last 26 years as a construction project manager/owners’ representative, Kirt has managed more than 200 projects valued in excess of $1 billion.
Some of Kirt’s more notable projects include a 23 story, $70 Million affordable house project in downtown San Diego, the $30 million remodel of the 370,000 s.f. Union Tribune Complex in Mission Valley, San Diego and the new $37 Million, 90,000 s.f. 6-story high-rise at 4th and B in San Diego, CA.

During the initial stages of a project, Kirt’s scope of services includes strategic planning, due diligence, scheduling, budgeting, design team selection, design management, value engineering, estimating, constructability review, entitlements and permitting. Once design and permitting are complete, Kirt then handles bidding and management of the construction process including construction observation, change order review, budget management, document control, schedule monitoring and recovery planning, FF&E installation management and occupancy.

Education and Affiliations:

Kirt is a graduate of the University of Southern California with a B.S. in Civil Engineering and is a licensed general contractor in the State of California.
