Zydeco Development has broken ground on the next phase at MetCenter II
Over 250,000 square feet of office space has been leased in the past year
AUSTIN, November 5, 2018 – Construction has started on a highly-anticipated project in Austin. Zydeco Development announced it has broken ground on two of the first of four buildings at their MetCreative Office Campus the second phase of the 550-acre, Class A, mixed-use business park in Central Austin.
The new creative office campus will have 410,000 square feet of dedicated office space upon full completion, capable of accommodating perspective office tenants in need of space as small as 10,000 square feet.
JLL Agency Leasing is serving as the exclusive leasing partner on the project, working closely with Zydeco Development. The team recently completed over 225,000 sf of leases for the new offices of Seton Healthcare, Power Home Remodeling Group, Kapsch TrafficCom and Arrive Logistics in buildings 12 through 15.

One of the focuses when design was underway was to provide a product that could accommodate life science tenants expecting Austin’s healthcare community to grow with the opening of the Dell Medical School. The design complements the office space and accommodate these users by providing close proximity to the UT Campus, 15-foot clear heights and loading capabilities, if needed. In addition, MetCenter is a mecca for users looking for redundancy in their power and fiber needs.
Out its front door, MetCenter has unparalleled access to Austin’s least congested roadways, including Highway 71, Highway 183 and SH 130. The property is also less than five miles from downtown Austin via Riverside Drive and across the street from Austin–Bergstrom International Airport. Anticipated expansions to Highway 183 to a 12-lane super highway will dramatically increase the accessibility and lower travel time to MetCenter.
The first Austin Java at MetCenter, which was announced in December, opened in Building 12, further adding to Zydeco’s commitment to provide best in class amenities to its office users. A Food Truck Court and eatery is also available for tenants and the community surrounding MetCenter Monday through Friday from 11:30 am to 1:00 pm at their new covered dining pavilion.
Additional onsite amenities include a world-class disc golf course, 1.5-mile hike and bike trail, as well as basketball and tennis courts.
