Tenants Announced for Newly Delivered Panorama Tower in Ballantyne
JLL facilitates 23,000 square feet of leases with PartnerRe, ServisFirst Bank and Panorama Holdings
JLL today announces three leases for Panorama Tower, a new 115,000-square-foot office building in Ballantyne with PartnerRe, ServisFirst Bank and Panorama Holdings.
Located within Ballantyne Village, Panorama Tower is the newest office opportunity in the Ballantyne submarket and was developed by Panorama Holdings. The tower’s six floors of thoughtfully designed office space are located above the AC Hotel by Marriott Charlotte Ballantyne and will soon feature Hestia, a new rooftop bar and restaurant that is currently under construction. Panorama Tower offers tenants a smaller floor plate that promotes collaboration as well as more natural light and panoramic views of Ballantyne and Uptown. In addition, office tenants enjoy Ballantyne’s best retail, dining, fitness, and hotel access.
“Panorama Tower is a unique Ballantyne office opportunity. We feel that we take the ‘sub’ out of ‘suburban’ and offer Ballantyne’s finest urban type option. We offer numerous restaurants, a hotel, fitness center, event space, and convenience retail all without needing a car,” says JLL’s Grant Keyes.”
PartnerRe, an international reinsurer that helps reduce volatility for insurance companies, is relocating its Charlotte office to an 11,130-square-foot space at Panorama Tower. ServisFirst Bank, a bank holding company based in Birmingham, Alabama, is establishing its first North Carolina office at Panorama Tower with 5,500 square feet. In addition, Panorama Holdings, the tower’s developer and owner, will take 3,500 square feet of space.
“When it came to choosing the location for our first North Carolina office, Panorama Tower was the clear choice for us,” says Rick Manley, regional CEO with ServisFirst Bank. “This move will further propel our ability to grow business in the area, and we look forward to this next chapter of growth for our team.”
According to JLL Charlotte’s Q2 Office Insight, the flight-to-quality trend still dominates leasing activity as companies lean on highly amenitized real estate as a magnet for talent recruitment and retention. Last quarter, Charlotte saw a 15% increase in leasing activity quarter-over-quarter, with the legal, finance, and professional and business services industries accounting for more than 80% of all activity. Additionally, over 90% of all leasing activity was concentrated in newly delivered, Class-A space like Panorama Tower, and located primarily within the Ballantyne, Uptown and Airport submarkets.
JLL Senior Managing Directors Charley Leavitt and Barry Fabyan and Senior Vice President Grant Keyes are handling marketing and leasing of Panorama Tower on behalf of the landlord, Panorama Holdings. Ben Speir of CherrySpeir represented PartnerRe; and Henry Breaux of The Providence Group represented ServisFirst Bank.
