Senior financing secured on behalf of Iconic Equities for Industrial Outdoor Storage (IOS) facility in Fontana, California
JLL Capital Markets arranged the financing from Shelter Growth (SG) Capital Partners for the 5.6-acre property
LOS ANGELES, Aug. 3, 2023 – JLL Capital Markets announced today that it has arranged $16.2 million in senior financing for the development of a 5.6-acre IOS facility in Fontana, California.
JLL worked on behalf of the borrower, Iconic Equities, to secure the senior financing for the project through SG Capital Partners.
Upon completion, the property will serve as a truck yard and contain a 12,500-square-foot warehouse and distribution building on-site. The property will also provide end-users the unique opportunity to stack metal storage containers while providing ample truck parking in one of the country’s top performing industrial submarkets.
The property is located at 8247 Lime Ave. and is ideally located near the Inland Empire’s largest industrial demand drivers. I-15, which runs north-south through the San Bernardino Valley and Inland Empire, is 3.5 miles west of the site and I-10, a primary arterial connecting Los Angeles to the Inland Empire, is five miles southwest of the site. The property also benefits from its location nearby the San Bernardino intermodal train depot and proximity to the Ontario Airport, LAX, Port of Los Angeles and Port of Long Beach.
