JLL Secures Four Retail Leases at SLS LUX in Brickell
The upscale mixed-use property will welcome four new dining concepts to its street-level retail space, including Chipotle’s first urban core location in Miami.
MIAMI, FL – October 15, 2019 – JLL announces today that the firm has successfully leased over 11,500 square feet of high-profile retail space at Brickell’s SLS LUX, bringing four new food & beverage concepts to one of Miami’s most desirable neighborhoods. New tenants Chipotle, Bellillo, Ojo de Agua, and Kaori Sushi will take up the entire street-level floor and mezzanine space designated for retail use within the condo tower at 801 S Miami Ave. This will be the first U.S outpost for both the Italian specialty pizzeria Bellillo, which currently has three locations across Europe, and Ojo de Agua, a fresh, health foods concept expanding from Mexico. All the new tenants plan to open in early 2020.
The brokerage team of Zach Winkler, JLL South Florida Retail Market Lead, and Jonathan Rosen, Senior Associate, along with Hernan Gleizer of Optimar International, represented the landlord, LUX SMA Retail Corner, LLC, in the lease negotiations. On the tenant rep side, Craig Fetherston and Brian Fetherston of The Shopping Center Group represented Chipotle, Maurizio Galle of Avenue Real Estate Partners advised Bellillo, and Julian Acosta with Keller Williams represented Ojo de Agua.
“The Brickell neighborhood, specifically this area along South Miami Avenue, is one of the most highly-sought after retail corridors in Miami today,” said JLL’s Jonathan Rosen. “Thanks in part to a large surrounding workforce and growing residential population, and a history of strong food and beverage sales, new restaurants entering the market tend to look at Brickell among potential neighborhoods when touring for space.”
Chipotle will be taking the corner space totaling 2,095 square feet, complete with wrap-around outdoor seating for patrons to enjoy their famous burritos and bowls. This opening will mark the fast-casual restaurant’s entrance to Miami’s urban core.
“We are excited for Chipotle to expand into the Brickell market and the space at SLS Lux offered a great location in the center of the action,” said Craig Fetherston of The Shopping Center Group, who represented Chipotle in the lease.
Named after the Neapolitan word meaning pretty, Bellillo will occupy just under 1,500 square feet and will bring a new Italian flavor to Brickell. The menu will serve up an array of starters and authentic Neapolitan pizzas with creative toppings. The pizzeria first opened in London before expanding to Barcelona and Napoli.
Ojo de Agua opened its first location in the hip, Bohemian district of La Condesa in Mexico City back in 2013. The healthy-forward concept prides itself on the quality and freshness of its ingredients, featuring an assortment of juices, smoothies, sandwiches and locally sourced fresh fruit. This will mark the concept’s first location to open in the U.S.
Meanwhile, Miami favorite Kaori Sushi has decided to relocate from its original location in Brickell at 1250 S Miami Ave. and expand its space by an additional 2,500 square feet. The popular Asian concept will have its own entrance on the building’s ground level with a private elevator that takes patrons to the mezzanine level.

According to the Miami Downtown Development Authority, more than 92,200 people live in Greater Downtown Miami, up nearly 40% since 2010. The majority are highly educated working professionals, with 54% of the population age 25 or older holding a bachelor’s, graduate, or professional degree.
