Innovative Spec Office Program “Spur” Delivers Workplace of the Future to 100 Peachtree in Downtown Atlanta

Four new spec suites push the boundaries of workplace design with indoor swings, synthetic grass, electric fireplaces, reconfigurable floor plans and more

Atlanta, GA (May 31, 2019) – JLL today announced the completion of Spur, an innovative speculative office program on the third floor of 100 Peachtree, a Class-A office tower in Downtown Atlanta. Zeller Realty Group (ZRG) owner and operator of 100 Peachtree, and JLL engaged four local architects to develop four office suites intended to spur discussion around the future of workplace design, while pushing tenants to the next level of creativity and productivity. JLL Senior Vice Presidents David Horne and Brooke Dewey handle leasing and marketing efforts at the property.

Identifying the growing demand for thoughtfully designed, turnkey speculative suites within amenity-rich workplace communities, ZRG and JLL launched Spur in early 2018. Each with a different tenant category in mind, design teams from Planning Interiors, Inc., NELSON, Boggs Vickers and Warner Summers oversaw the execution of the project, considering everything from Downtown Atlanta’s history to the psychology of office workers’ productivity during the process.

Ranging from 2,616 square feet to 4,222 square feet, the completed suites embrace modern approaches to office design, with features such as reconfigurable and open floor plans; an indoor park with synthetic grass; floor-to-ceiling glass walls; an electric fireplace; a café with hubs mimicking Atlanta’s parks and public spaces; and an open reception area dubbed “the porch.” Ultimately, each suite breaks the traditional office mold and provides more opportunities to think, create, connect and renew with others.

Currently at 96% occupancy, 100 Peachtree has reemerged as a connected workplace community in the heart of Downtown Atlanta. ZRG acquired 100 Peachtree in 2017 and has since implemented a series of strategic enhancements to the property. ZRG and design firm Gensler have reimagined 100 Peachtree’s lobby to be an artful, inviting experience, with new outdoor gathering spaces, soft seating, an interactive screen and public art installations. With stunning views, 100 Peachtree’s 18th floor has been transformed into a state-of-the-art amenity space, with a new interactive conference center, tenant lounge, collaboration spaces and an upgraded fitness center. The space also features a fully equipped kitchen (including a beer tap), perfect for hosting tenant events and happy hours. Ownership has also enhanced connectivity between 100 Peachtree and its vibrant Fairlie-Poplar neighborhood through community activations and complimentary Wi-Fi in Woodruff Park.

According to JLL’s Q1 Office Insight, Downtown Atlanta currently holds an office inventory of more than 15 million square feet. Due to increased desire for collaborative and flexible spaces, asking rents recently reached historic heights. Last quarter, Downtown Atlanta’s Class-A rents landed at $27.80 per square foot, indicating that occupiers are willing to pay more than ever to attract and retain talent in this part of town.
