Fintech firm relocates its headquarters to the historic 838 Broadway
JLL represents ZG Capital Partners in its first lease at recently renovated Union Square building
NEW YORK, Aug. 7, 2024 – JLL announced today that GlossGenius, a technology company that powers the self-care industry through its spa and salon software, has leased 13,619 square feet of office space at 838 Broadway, a landmarked property owned by ZG Capital Partners.
GlossGenius, which enables seamless experiences for clients and staff across more than 75,000 salons and spas throughout the United States, will relocate from SoHo to the entire 3rd floor 838 Broadway, marking the first transaction in the building following ZG Capital Partners recently completed full building renovation.
Originally designed by Stephen Decatur Hatch in 1876, 838 Broadway was built on the site of President Theodore Roosevelt’s great-great uncle James T. Roosevelt’s home. The building’s original cast-iron facade and Néo-Grec detailing proved a jumping off point for the design inspiration.
Ownership engaged architecture firm Spectorgroup to execute a gut renovation of the 80,000-square-foot boutique asset to preserve the authentic, landmarked materials while elevating the interiors with modern finishes, as well as new mechanicals, HVAC, plumbing and electrical systems throughout the entire building.
The renovation includes new storefronts on both Broadway and 13th Street, an expanded lobby and addition of a second elevator, blending the building’s architectural heritage with contemporary work culture. The building features extraordinary ceiling heights ranging from 13 to 26 feet. Asking rents range from $98 to $125 per square foot.
A JLL agency team led by Vice Chairman Mitchell Konsker, Executive Managing Directors Benjamin Bass and Greg Wang and Associate Vice President Thomas Swartz represented ZG Capital Partners in the transaction.
