A new brand coming to life

With history dating back to 1987, the firm has seen significant growth over the past decade. This growth led to the launch of a parent company under the name Prolific to consolidate efforts and tell their brand story. JLL was alongside Prolific as this transformation was underway — with our first conversation in 2018 and Prolific’s ultimate brand launch in 2019.

This scenario created the perfect storm for an opportunity to find a new office space: a new brand rollout and considerable growth in size, employee headcount and service offerings.

Finding the right partner

Prolific was very intentional about engaging the right partners to help them find and design their new space. They understood that finding the right space is much more than finding enough square footage and location. Their open-minded mentality when defining their workplace approach made this partnership a no-brainer. JLL helped Prolific with employee and leadership surveys, workplace strategy, design guidance, site selection, lease advisory, construction management and communication management for the best use of space for their investment.

Their ideal workspace included an accessible location for all employees and guests (both local and out of town), more collaboration areas, completely custom design to bring their new brand to life, and additional room to grow.

A winning space

JLL presented several options and Prolific decided on a stellar full-floor vacancy on the 25th floor of BMO Plaza in downtown Indianapolis. With just over 18,500-square-feet, the space features a large hub café, “pods” with individual workstations grouped by team, and several personal offices with views of the city.

Maximizing flexibility for Prolific was key. The space includes 5,300 square feet of non-branded space that is sublet by a different tenant. Second, strategic negotiations ensured Prolific only paid rent at 60% for the first 20 months.

With prominent exterior building signage, downtown visitors and residents are exposed to the new Prolific brand on their daily walks and commutes.

From the moment the elevator doors open into the space, the Prolific brand flows through their new space with an inviting yet sophisticated, luxurious feel that welcomes employees, partners, and clients alike. Their new space represents the growth they’ve experienced while encouraging even more for years to come.
