Challenge

A multi-functional 6-story flexible workspace, located in central London aimed to create a progressive urban experience for its tenants. It intended to become a world leader in iconic and sustainable urban experiences by 2030. With the occupancy in office spaces changing after the pandemic, the client recognized the one universal challenge facing all workspaces: Occupancy was no longer a constant and equipment running when the building was unoccupied resulted in excessive waste of both, energy and money.

The client partnered with JLL to reduce energy use, carbon emissions and costs, and provide a better experience for those who use the space, thus resulting in higher productivity. Using JLL smart buildings platform, the client was able to maintain optimal tenant comfort while achieving a significant energy savings of approximately 41% per month following the optimizations.

Solution

JLL was selected to solve the challenges of excessive energy consumption and costs while providing optimal indoor environments for occupants.

  • JLL smart building platform was used to track, learn, automate and optimize all of the equipment and systems in real-time from a single pane of glass.

  • The platform provided digestible and insightful analytics and reporting across all existing systems

  • Based on those insights, JLL optimized the use of energy, reducing manual labor, redundant tasks, and unnecessary operations.

  • JLL platform automated all alerts, customized operations and allowed for monitoring performance in real-time.

  • The multi-functional 6-story building can now function as a fully integrated digital ecosystem.

Results

JLL transformed the workspace into a next generation building by utilizing technology that focuses on occupants while becoming more efficient.

  • A substantial decrease in energy consumption of 63,628 kWh per month

  • Cost savings of approximately 41% or $13,914 per month

  • An average reduction in carbon emission by 13.8 tonnes of CO2 each month
