Rising traffic and amenities push companies close to the tracks in Silicon Valley

Many companies are willing to pay a premium to be located near Caltrain and Bart stations to attract and retain employee talent

  • Many companies are willing to pay a premium to be located near Caltrain and Bart stations to attract and retain employee talent. Not only do these locations offer relief from otherwise long and stressful commutes for some employees, but are also centered around amenity-rich areas that are also attractive to talent.
  • Within a 15 minute walk of transit stops, only 7% of all space is currently available. Outside of the 15 minute boundary, availability jumps to nearly 13%.
  • San Mateo has the most amount of available transit-oriented space within 15 minutes of Caltrain at 295,000 square feet, largely because of a recent influx of new construction.
  • Developers are responding to the high demand for office space near Caltrain and BART stations, with over 1.25 million square feet currently under-construction and proposed within a 15 minute walking distance.
