Seattle Northgate submarket set to see change as massive renovation project is ready to move forward
The Northgate Mall will undergo a major renovation and bring significant changes to the submarket in the next few years.

- The Northgate Mall, one of the primary retail malls in the state of Washington, will undergo a major renovation and bring significant changes to the submarket in the next few years. Simon Property Group’s massive Northgate redevelopment will add nearly 1.0 million square feet of office space, 953 residential units and 354 hotel rooms. The project is anchored by NHL Seattle’s $75 million practice facility and community rink.
- According to the plan, retail space will be reduced by nearly 60 percent. The plans also call for ground-level retail and restaurants that will surround a central park located in the middle of the site. The addition of 1.0 million square feet of office space is nearly 44% more than the current Northgate/N Seattle office inventory. With that, the proposed project alone would provide enough office space to potential tenants who are looking for office space outside of CBD, but close to transit, amenities, and services.
- Additionally, the Northgate Link extension project that connects to the renovation site, reached 70 percent completion early this year and is set to start service in 2021. When completed, travel time between Northgate and downtown Seattle will be just 14 minutes.
