- Creative office occupiers, which are increasing their footprint in Midtown South and Downtown, are conveniently accessible to their employment base that is largely located in Brooklyn; whereas, finance and legal occupiers are highly accessible to their talent by positioning themselves in Midtown.
- Brooklyn, comparable to Manhattan, has a higher concentration of creative/tech residents with 31.7k residents across 200 creative/tech-dominated block groups.
- This composition of talent could help drive creative users into Brooklyn as access to talent takes center stage given the tight regional labor market.
