In 2018, Trophy/Class A product has captured over 60% of leasing activity larger than 10,000 s.f., and driven more than 130,000 s.f. of positive absorption. Class B dynamics have softened in comparison, with almost 180,000 s.f. of negative absorption over the same period. Leasing signed during Q2 will result in over 100,000 s.f. of new occupancy gains for Trophy/Class A product in the coming months. Major net new transactions driving these gains included groups such as Industrious at 7200 Wisconsin for 28,000 s.f., and Areva at 4747 Bethesda for 21,700 s.f.
