Despite significant latent demand and rents that support new construction, no one has broken ground or even announced plans for spec development. There are a number of ready or near-ready sites along the South Suffolk warehouse belt waiting for developers, but the most likely near-term source of new supply will be older warehouses in inside-the-Beltway locations  that have been renovated to meet current standards.
