In Downtown Walnut Creek, where rents have climbed 51.1 percent during the past five years, many tenants are renewing in-place despite the uptick in rents to stay near downtown amenities. Still, more expensive rents are causing some demand to shift away from traditional core submarkets like Downtown Walnut Creek. Leasing activity has increased in submarkets like Concord, where new retail, restaurant, and residential developments are making the area more attractive to office users.
