Speaking of new construction, this year’s deliveries are expected to shatter records and surpass levels not seen in 17 years. In 2001, the last time more space was delivered, 6.2 million square feet come onto the market. This year, we will see an additional 3.7 million square feet in Denver. Although developers are building throughout the market, new product is largely centered in hot neighborhoods like Downtown, RiNo and Platte Valley; these micromarkets account for three of every four square feet presently being built. Coworking operators are also increasingly choosing these hot neighborhoods as their new homes—on track to lease nearly half a million square feet in 2018 alone.
