Atlanta office insight - Q2 2018

Lease rates moved higher as strong demand continues to push rents. Urban Class A rents grew to $32.67 per square foot, an increase of 12.7 percent since the beginning of 2017. Suburban Class A rates grew at a slower pace, but increased a healthy 7.2 percent over the same time period. The creative office segment has also experienced positive momentum with rent increases and strong absorption

Investors have taken notice. After last quarter’s sale of Armour Yards, DeFoor Hills was the latest creative office property to trade hands. An affiliate of TIAA paid approximately $368 per square foot for the development, a price point previously reserved for Trophy properties.
