Current responsibilities

Robert B. Zapp is a Vice President with Metropolitan Valuation Services, Inc. (now a JLL Company). He has 18 years of appraisal experience on all major asset classes, in addition to numerous specialty properties including affordable housing, self-storage, hospitality, container ports, airports, pharmaceutical manufacturing facilities, and amusement parks. He has prepared appraisal reports for financing, estate planning, tax appeals, condemnation, matrimonial disputes, rental determination studies for land and large building leases, and diminution of value disputes due to environmental contamination and construction damage/deficiencies. He additional has extensive experience providing Standard 3 and 4 appraisal reviews for federally regulated institutions and private lenders.

Consulting services have included site selection for major governmental agencies and companies interested in expanding their operations, financial feasibility of complex development of unique projects, fundamental market analyses forecasting demand for granular asset classes, highest and best use studies of obsolete improvement and retail industry forecasting for major owners and REITS.

Experience

Since last at MVS in 2018, Robert B. Zapp, MAI has worked with national valuation firms and returned to us in early 2022 as a Practice Leader for Connecticut – his home state. Robert has appraised properties from the mid-Atlantic states through New England, and during the past 2 years has conducted approximately 30 assignments within Connecticut for a broad range of CRE asset types. He has experience with warehouse, power-center retail, adaptive re-use, office and multi-family properties, with concentrations in Fairfield (and adjacent NY counties), New Haven, Middlesex, New London and Hartford counties.
