Pauline Li is a Vice President in the Strategic Advisory & Asset Management practice based in New York City. Her main focus is on Hotel Operator and Brand Selection services for hotel owners and developers. Her current and past operator selection assignments cover major gateway cities such as New York, Washington D.C., Boston, Los Angeles, Silicon Valley, Toronto, and Montreal, and bring abundant experiences and relationships with various brands and management companies. Ms. Li also specializes in public private partnership development services, feasibility studies, buy side due diligence services, and market research studies.
Prior to joining JLL, Ms. Li was a Senior Consultant at Ernst & Young’s transaction real estate practice, a global hospitality advisory platform. At Ernst & Young, she gained transaction experience by conducting commercial and financial due diligence for buyers and lenders on several high-profile hotel portfolio transactions. Ms. Li worked on various strategic advisory initiatives including hotel feasibility studies, tourism integration services, and food & beverage benchmarking analysis. She also assessed valuations for approximately $2.5 billion of debt and equity investments across multiple asset classes including hotels, office, multifamily, retail, industrial, and timeshare.
Ms. Li published a research article for Ernst & Young’s Global Hospitality Insight on Chinese inbound tourism.
Prior to Ernst & Young, Ms. Li was a management consultant at Horwath HTL in Beijing, and revenue management analyst at the Plaza Athénée Bangkok and the St. Regis New York.
Ms. Li is fluent in Mandarin.

Ms. Li earned her BS in Hotel Administration from Cornell University, with a minor in Real Estate.
