Rudin Management Company selects JLL to lease 80 Pine Street

JLL has been selected by Rudin Management Company to lease 80 Pine Street, a Class A, 1.21 million-square-foot office building, located in the heart of the revitalized Financial District.

NEW YORK, August 12, 2020 — JLL was selected by Rudin Management Company, one of the most storied and well-respected privately owned real estate companies in New York City, as exclusive leasing agent for 80 Pine Street in Lower Manhattan.

The firm will provide a full range of marketing and leasing services for the class A, 1.21 million-square-foot office building located in the heart of the revitalized Financial District. Contiguous floorplates of up to 60,000 square feet each, with a total of 800,000 square feet available, provides a unique headquarters opportunity.

The JLL professionals overseeing the leasing assignment are led by Frank Doyle and Alexander Chudnoff, vice chairmen, and include Peter Riguardi, chairman and president of JLL’s New York operations; John Wheeler, executive managing director; Eliza Akers and Kyle Young, vice presidents.

In concert with the new leasing and marketing campaign, Rudin has launched a significant capital improvement program including a new reimagined lobby that can provide a building-within-a-building opportunity for a major tenant. In addition, the capital program is focused on the health and wellness of tenants and visitors at 80 Pine Street. The building is equipped with a High Efficiency Particulate Air (HEPA) filtration system with a Minimum Efficiency Reporting Value (MERV) rating of 15, superior to the American Society of Heating and Refrigerating and Air Conditioning Engineers (ASHRAE) recommended MERV rating of MERV 13. The building also utilizes an air side economizer system that brings in higher levels of fresh air than most new buildings.

In addition, CO2 levels are constantly monitored and fresh air intake is adjusted accordingly to maintain healthy indoor air quality. 80 Pine has also been reinforced to a high level of resiliency by replacing its mechanical, electrical, telecommunications systems with new state-of-the-art equipment installed at a new elevation of 21 feet above sea level.

Rudin created a tech subsidiary called Prescriptive Data and its Nantum building operating system has been a key tool in its response to COVID-19 throughout its commercial portfolio. Tenants at 80 Pine Street will benefit from the company’s new Nantum Tenant Building app, which allows tenants to access the building with their phone, view lobby and elevator wait times, and see key building health performance indicators such as interior temperature, humidity, CO2 levels, and air quality all in real-time.

The area features walking paths, a wide variety of shops and restaurants, and the brand new concert center at Pier 17. It offers easy access to the 2, 3, 4, 5, J and Z subway lines, the Staten Island Ferry and the NYC Ferry.
