Rockwell Park; a vibrant new mixed-used redevelopment in North Point Breeze

800,000+ RSF of diverse office and retail inventory to deliver in Pittsburgh’s East End

May 04, 2021

Pittsburgh, PA: Rockwell Park Development is proud to announce a vibrant mixed-used redevelopment encompassing more than 800,000 rentable square feet of Class A and flexible office space, advanced manufacturing, restaurants and dining establishments, and experiential retail across an eight-building urban campus in Pittsburgh’s historic North Point Breeze neighborhood. The first phase of Rockwell Park’s redevelopment will deliver in April 2021, with JLL and CBRE overseeing the office and retail leasing, respectively.

Comprised of repurposed industrial buildings, Rockwell Park hosts a diverse inventory of office and retail space offering an assortment of floor plates, varying ceiling heights and building styles, and authentic finishes only available in an adaptive reuse environment. Here, tenants will find a wide offering of space inventory from Class A office, tech flex, and affordable office and loft space across the 24-acre urban campus redevelopment.

“The delivery of Rockwell Park comes at a time when many users are reevaluating their space plans to accommodate for a change in workplace preferences and evolving employee needs,” said Managing Director Jason Stewart of JLL. “In this environment, Rockwell Park provides an authentic, forward-thinking workplace solution that advances collaboration and partnership for tenants of all sizes and industries.”

Rockwell Park Development has a growing roster of impressive tenants. Most recently, M*Modal, a local division of 3M Co., a leading multinational conglomerate company known for its consumer and business goods, committed to 53,000 square feet at 7514 Thomas Blvd. in March 2020.

“3M is the type of advancement-driven tenant we envisioned for Rockwell Park and we have worked hard to create a differentiating tenant experience that intrigues innovative companies," said Al Lardo, a principal of Rockwell Park Development. “We welcome likeminded organizations to Rockwell Park as an ideal location for workforce recruitment, university collaboration and invention."

The development currently hosts the University of Pittsburgh and Carnegie Mellon University School of Drama, BirdBrain Technologies, Lifeware Labs and Near Earth Autonomy. East End Food Co-op, a natural and organic food market featuring artisan goods, fresh groceries, and a variety of ready-to-eat and grab-and-go products, will also serve as the site’s anchoring food vendor, reiterating its longstanding commitment to the neighborhood.

Rockwell Park includes a comprehensive roster of tenant-centric amenities, including 50,000 SF of outdoor plaza space, a tenant business lounge, fitness center, coffee shop, multiple event spaces, 900+ parking spaces, electric vehicle charging stations, restaurants, experiential entertainment uses, organic grocery, a climbing gym, and yoga.

“Rockwell Park will be a cornerstone of the North Point Breeze neighborhood,” said John Scozio, a principal of Rockwell Park Development. “The business-friendly environment coupled with a prime central location within proximity to local universities and professional organizations is hard to ignore and highly compelling for workforce recruitment. Built on the shoulders of the community’s storied history, our investment here solidifies our belief in the area’s ability to attract the intellectual capital that has transformed Pittsburgh over the last several decades.”

Conveniently located in Pittsburgh’s North Point Breeze neighborhood, the redevelopment embraces the area’s history and culture. North Point Breeze was once home to Rockwell, Edison, Westinghouse, Frick, Heinz, and Carnegie; some of the most transformative business leaders in Pittsburgh’s local history. Now, one century later, the site that housed Rockwell International’s Research & Development Center is being reinvigorated to cultivate the passion and creativity of a new generation of innovators.

Executive Vice President Herky Pollock of CBRE adds, “Rockwell Park is a microcosm of the transformation of our city. From a gritty, industrial development to a diverse, mixed-use redevelopment, this project, located in a neighborhood that helped to build America, mirrors the overall successful changes within Pittsburgh.”

Office and retail space are now available for lease, with projected completion dates in mid-2021. For more information, please visit Rockwell-Park.com.
