JLL leases 30K-SF at Bobby Zar’s in Midtown Manhattan

ZG Capital is set to embark on a major investment in amenities as tenants seek best-in-class space, connectivity

JLL announced that it has leased nearly 30,000-square-feet of office space in a series of transactions at 1450 Broadway, the 42-story Bryant Park property owned by ZG Capital and 90% occupied by a variety of technology, media and financial tenants.

In the largest deal, fintech leader WorkFusion leased 13,327-square-feet across the entire 19th floor. The company – which provides AI-enabled digital workers to banks, insurance, and financial services companies around the world – signed a seven-year lease to relocate from its current headquarters office at 48 Wall St..

Global technology company CAST Software leased 7,981-square-feet across the entire 26th floor for seven years and will relocate from 321 West 44th St.

Fintech Nexus, an event management company focused on the financial services industry, signed another full floor lease, taking 4,109-square-feet across the entire 32nd floor for five years. The company – formerly known as LendIt Fintech - will relocate from 530 Seventh Ave. following its rebranding earlier this year

And long-time tenant, EVA Airways, a Taiwanese international airline, renewed its 4,109-square-feet lease across the 31st floor for another five years.

The transactions come as ZG Capital prepares to create a state-of-the-art amenity offering on the first and second floors of the building that will include a fitness facility, lounge spaces and conferencing and meeting spaces. 

Situated on the corner of Broadway and 41st Street near Bryant Park, 1450 Broadway offers high-end, full-floor pre-builts ranging from 4,000 to 15,000-square-feet and featuring panoramic views. Steps to all major transportation, the property features recent upgrades to the lobby, elevators and HVAC systems, new restrooms and retail storefronts.

Konsker, and a JLL leasing team that includes executive managing directors Barbara Winter and Greg Wang, executive vice president Simon Landmann and associate Thomas Swartz, represented the landlord in all four of the lease transactions. WorkFusion was represented by Val Stobetsky, William McGarry and Michael Pallas of JLL; CAST Software was represented by Justin Haber and Kyle Riker, also of JLL; Fintech Nexus was represented by Kelly Broderick of Cushman & Wakefield; and EVA Airways was represented by Paul Walker and Dorothy Chuang of CBRE. Asking rents ranged from the upper $60s to the upper $70s per square foot.
