Groundbreaking underway for speculative Class-A office building in CrossRidge Center
190-acre campus adding the 120,000 s.f. building to its development
Indian Land, S.C., August 18, 2020 -- CrossRidge Center continues to evolve, breaking ground this week on CrossRidge One, a speculative Class-A, 120,000 square foot office building—the next step in the immaculate, 190-acre campus. This building is designed with the opportunity for a potential headquarters or the start of a corporate campus in mind, with plenty of room for expansion, and flexibility for customization. The office building is expected to be completed in Q4 2021.
The CrossRidge Center campus is just across the North Carolina border in Indian Land, South Carolina. The development, which faces Highway 521, is anchored by a brand-new 78,000 square foot YMCA multiplex, completing in mid-September. The site also includes an existing Class-A office building, a stand-alone 32,000 square foot conference and event center, greenways, and more. Retail outparcels will be offered in the next phase of the development, providing future walkable amenities to CrossRidge Center tenants. Visitors to the sprawling campus are welcomed by a scenic lake, fountains, bridges, and landscaping that is unrivaled to the region. CrossRidge Center is just minutes away from amenity-rich Ballantyne.
“CrossRidge is hitting the mark in achieving a true “Live, Work, Play” environment that is multigenerational and attractive to anyone looking for a blend of beautiful suburban landscape and modern corporate presence.” Said Bryan Knupp, Senior Vice President of Edifice, the General Contractor for the project.
David Cerullo, CEO, and Ben Cerullo, COO of CrossRidge Development Corporation (the parent company of CrossRidge Center) have applied a lifetime of experience to the creation and vision of the campus and the selection of the team. As mentioned above, Edifice is the general contractor and Perkins Eastman is the architectural firm. Commerical real estate firm, JLL is marketing both the speculative office building and retail outparcels.
“CrossRidge Center is already exceeding our expectations,” said Ben Cerullo. “The beauty, the tenants and the corporate and retail space will serve this region for decades to come. JLL is in the process of securing clients that fill missing gaps in Lancaster County and South Charlotte. We are excited that CrossRidge is beginning to play a vital role in our community.”
Raleigh Cline, Associate Principal of Perkins Eastman’s Charlotte studio, believes the speculative office building can pose a solution for companies navigating safety concerns amidst a global pandemic. “Business leaders everywhere are contemplating the renovation and/or redesign of their current spaces to accommodate social distancing. The new shell spaces within CrossRidge One will provide a clean slate for tenants, allowing them to make safe layout and workplace density decisions from the beginning, rather than undertake expensive renovations of an existing environment,” said Cline.
JLL’s Stephen Woodard and Charley Leavitt are marketing the office space, while Lindsay Stafford and Margot Bizon are marketing the retail outparcels on behalf of CrossRidge Center.
