Groundbreaking underway for speculative Class AA office building in McKinney
Offices to bring additional economic growth, jobs to District 121 area
DALLAS, May 10, 2021 – JLL has announced on behalf of Kaizen Development Partners the groundbreaking of an eight-story speculative Class AA, 190,406-square-foot office building located on the northeast corner of State Highway 121 and Alma Road in McKinney, Texas.

Set to be one of Collin County’s largest office projects, the development will include onsite amenities such as structured parking, a fitness center, a golf simulator, a tenant lounge and conference facility. District 121 will also be immediately walkable to a one-acre park with surrounding retail, creating a truly mixed-use environment.
“These offices will bring unprecedented economic development to Collin County,” said Peter Tokar III of McKinney Economic Development Corporation. “Kaizen is hitting the mark in creating a space that will support companies and build the community in McKinney for generations to come. This is a primary focus for the MEDC, exemplified by the MEDC’s Innovation Fund, an incentive-based fund that aims to spur and accelerate the growth of innovation-focused companies.”
JLL’s Blake Shipley and Lauren Perry are marketing the building, which is slated to open in May 2022. Kaizen has partnered with Craig Development to see the development to fruition. Architects Perkins & Will designed the building.

District 121 will be part of a walkable, amenity rich, mixed-use development. Plans are underway for a 2.5-acre linear park that will create connectivity from a planned resort hotel through the core of the McKinney Corporate Center to the HUB 121 and District 121 developments. This park will feature multiple restaurant and entertainment venues facing the Sam Rayburn Tollway.
