Boston Consulting Group increases Downtown Atlanta office footprint

JLL’s agency leasing team secures major lease expansion, extension at Zeller Realty Group’s Downtown Atlanta office tower

Atlanta, GA, (December 11, 2020) – JLL Atlanta’s agency leasing team today announces Boston Consulting Group (BCG), one of the world’s leading management consulting firms and premier employers, will expand its presence at 100 Peachtree by two floors and nearly 60,000 square feet. JLL Executive Vice President Brooke Dewey and Senior Vice President David Horne represented the building’s owner, Zeller Realty Group (ZRG). BCG was represented by Rick Nash and Hilton Barry of Avison Young.

BCG’s expansion will bring 331 new jobs to Atlanta. The internationally known company also plans to invest $18 million in growing its Atlanta Business Center, known as “Nexus,” at 100 Peachtree. The move brings the firm’s total occupied space at the iconic Downtown Atlanta office tower to 96,493 square feet.

“Over the past three years, JLL has worked closely with ownership to reintroduce 100 Peachtree as a modern and dynamic workplace community – one that offers seamless connections to the restaurants and attractions of the Fairlie-Poplar neighborhood and easy access to MARTA and interstates,” said JLL’s Horne. “Growth at 100 Peachtree reinforces the rediscovery of Downtown Atlanta, and Boston Consulting Group’s multiphased expansion is a testament to the submarket’s reemergence as an attractive location for some of Atlanta’s most prominent office users.”

BCG first opened an Atlanta office in 1995. In 2017, the company established the Nexus business center in Atlanta, surpassing initial projections and ultimately creating 268 new jobs. This rapid expansion represents a wave of professional services firms expanding in Metro Atlanta since 2018, with many citing the city’s growing population, connectivity and highly educated pool of talent.

A 622,084-square-foot, 32-story, Class-A office tower, 100 Peachtree was designed by

world-renowned architecture firm Skidmore, Owings & Merrill. Since acquiring 100 Peachtree in 2017, ZRG has transformed the building into a modern workplace destination with upgraded amenities such as new outdoor gathering spaces, an interactive conference center, a tenant lounge, collaboration spaces, an upgraded fitness center and renovations of the grand lobby. In addition to the amenity renovations, ZRG has also partnered with building tenants, including Georgia’s Own Credit Union, to enhance the connectivity between 100 Peachtree, the vibrant Fairlie-Poplar neighborhood and Woodruff Park with community programming and complimentary in-park Wi-Fi.

Despite uncertainty in the market since the COVID-19 outbreak, BCG’s expansion signals confidence in the rebound of Atlanta’s office sector. Last quarter, asking rent for Class-A office space in Downtown Atlanta reached $29.29, according to JLL’s recent Office Insight. While the number of transactions and deliveries has slowed, JLL’s research experts predict this momentum will continue to increase into 2021.
