Ambitious creative office campus takes shape in Northwest Portland

JLL to handle all leasing at the 60,000-square-foot office building

Portland, November 27, 2018 – LANGLEY INVESTMENT PARTNERS is transforming the industrial north edge of Northwest Portland with Redfox Commons, an ambitious renovation project breathing new life into a historic landmark location. With construction well underway, the project will offer 60,000+ square-feet of Class A+ commercial creative workspace in a campus setting. 

The partners on the project include developer LANGLEY INVESTMENT PARTNERS in a programmatic joint venture with Belay Investment Group (L&L Belay Fund II, LLC), architectural firm LEVER Architecture, R&H Construction, KPFF Consulting Engineers, and WDY Structural and Civil Engineering. Sean Turley and Mike Malone are leading the team at JLL handling all leasing for Redfox Commons. 

Redfox Commons sits in the emerging NOVA (North of Vaughn) submarket at the north edge of Northwest Portland. It is one block east of the iconic Montgomery Park building in a neighborhood poised for redevelopment. Set for completion in February of 2019, the project knits together two World War II-era warehouses – home to the former Freeman Factory – creating a LEED quality, light-filled space that fosters collaboration in a refined, industrial environment. One of the more striking features of the building is the new glass-enclosed jewel box building, which adjoins the flanking warehouse structures to the east and west. Additionally, the building has an expansive structure of original, old growth timber, with bow and scissor trusses, north facing dormers, and 100-foot clear spans that sit atop raw concrete flooring.

Additional features will include: 

  • 1:1,000 vehicle parking and flexible, secure off-street bicycle parking 
  • Private courtyard/garden with indoor/outdoor gathering space
  • Immediate freeway access to both I-405 and I-5
  • Common area showers and lockers 

The area surrounding Redfox Commons has been noted by the City of Portland as likely to experience significant growth. Portland Streetcar noted Montgomery Park as a priority for expansion. Earlier this year, Adidas moved into 80,000-square-feet of space the Montgomery Park building, creating a new home for its brand center and the employee store. In June, local developers and investors came together to purchase the nearby 22.45-acre ESCO Corp. site.
