Acram Group and JLL continue leasing at Riverplace Tower

Over 190,000 square feet of leases have recently been signed at the 470,000-square-foot, riverfront Class A office tower

Jacksonville, FL, September 14, 2023 Acram Group and JLL today announced that Rogers Towers, one of Florida’s oldest and most established law firms, has signed a long-term renewal lease covering two floors at Riverplace Tower, a riverfront Class A office tower located in Jacksonville’s Southbank submarket. The renewal brings Acram Group and JLL’s recent leasing volume to over 190,000 square feet at the tower located at 1301 Riverplace Boulevard, in Jacksonville, Florda.

Acram Group’s decision to invest significant capital into Riverplace Tower, an office development originally built in the 1960s, coincides with a time when employers understand that choosing the right office space can significantly impact a company’s recruitment and retention efforts. Employers are being more selective when deciding on an office location and are increasingly gravitating towards projects with an established presence in the market, and a high success rate in completing leases with quality tenants. 

“The building’s distinctive architecture and great location have always elevated Riverplace Tower, but Acram Group’s strategic investment to further improve Jacksonville’s pre-eminent office building was the critical element that attracted new tenants, including Rivkin Radler, Hoefer Welker, Ervin Lovett Miller, Energy Authority, and BDO, and the renewal of existing tenants Rayonier Advanced Materials and Hancock Askew,” said JLL Managing Director Michael Loftin. “We continue to see a flight-to-quality where the best managed, highly amenitized Class A buildings are the most in demand.” 

Riverplace Tower’s $10 million capital improvement plan is currently underway and includes a full modernization of all elevators, enhanced riverfront activation, a sky level tenant amenity center (featuring a lounge, open kitchen area, and golf simulator) and conference center on the 20th floor. The capital improvement plan also includes a fully upgraded modern fitness center with outdoor access, modern pre-built suites of various sizes and improvements to the parking garage.
