Flexible offices spread quickly across D-FW

•Compared to just two and a half years ago – the end of 2015 – flexible office spaces have spread quickly across the Metroplex.

•The number of such facilities has roughly tripled during that time from approximately 50 in end-2015 to nearly 140 today.

•While the exact square footage of each location is not yet known, we estimate over 2 million square feet of flexible office space is now operating across all of these locations.

•As a share of the broader office market, which is 180 million square feet, this is still a small part of the market, but one that is growing quickly.

•The largest number of new openings were, unsurprisingly, in greater Far North Dallas and the Dallas CBD. Also, Fort Worth now has a considerable selection of flexible office locations whereas previously there were very few.

•The composition of the flexible space market has also dramatically shifted. At end-2015, three quarters of the locations were traditional serviced offices. Today, co-working spaces and incubators together constitute two thirds of the flexible office locations.
