Central Valley’s industrial workforce at a glance

• Over the last 3 years, the Central Valley industrial market has emerged as one of the hottest  markets on the West Coast. Buoyed by strong demand from e-commerce powerhouses, 3PL’s, and logistics companies looking to save money on drive times, demand for high quality industrial space has skyrocketed.

• As a result, the market has not been able to bring product to the market fast enough. The market currently has just over 8MM s.f. of product under construction and has delivered an average of just over 300k s.f. per quarter over the last two years. 

• As the increase for industrial space has risen, so has the workforce. Central Valley’s industrial workforce base has grown 47.2% over the last 5 years and has seen strong growth in areas where the workforce previously had a small presence. Patterson and Ceres are two notable examples.

• With wages growing at a steady pace as well, the Central Valley should continue to see a strong influx of industrial workers migrating to the Central Valley.
