Led by Education and Healthcare, Baltimore City has been driving job gains recently in metro area


• In a reversal of longstanding trends, job growth in Baltimore City over the past year has outpaced the suburbs by a wide margin. Growth in recent months has accelerated in Baltimore City, and pushed overall employment to over 380,000 jobs, which is the highest level since 2002.

• Baltimore City’s high concentration of Education and Health Services jobs, which form over a third of the employment base, has benefitted employment trends in the city. Half of Baltimore City’s gains over the past year can be attributed directly to Education and Healthcare Services.

• The expansion of Baltimore City’s job base has come primarily from outside of office occupying sectors, which has limited the impact on occupancy growth for office space in the city. Multifamily development, however, has benefitted greatly from the additional 42,600 jobs that have been added since 2010. Over the same time period, nearly 8,000 market rate apartments have been added to the multifamily supply in Baltimore City.
