Here’s where LA’s 2017 big box industrial leases occurred

• Nearly 100 big box leases occurred in Los Angeles County in 2017.  The majority of big box leases took place in the South Bay market accounting for 32.9 percent  of total leasing volume, followed by LA Central market with 24.6 percent.

• Due to the lack of available  big box space and strong demand for high quality product, developers have pushed on big box development in the past couple of years; 6 of the 94 buildings were leased prior to completion of construction. In addition, of the total big box transactions in the county, 42.6 percent were in Class A facilities. Renewals accounted for 23.4 percent of the total transactions count.

• Two recently delivered buildings (Bridge Point South Bay totaling 512,000 s.f.  and another 167,000 s.f.  property in City of Industry) along with another 720,000 s.f. delivering in the next few quarters should fulfill some of the existing demand, which is expected to continue to grow through 2018.
