Klyde Warren Park – an important catalyst for downtown Dallas’ ongoing transformation

• Klyde Warren Park opened in fall 2012.  At a cost more than $100 million, the deck park “bridged” the formidable chasm over the Woodall Rogers Freeway that sharply divided our CBD from Uptown.

• The couple-block area around Klyde Warren has seen tremendous transformation since the beginning of 2012.

• Office vacancy for Class A & B space in this area has improved by 4.5-percentage points.  This directly translates into and additional  1.4 million square feet of occupied office space.

• This office demand has fueled total rent growth of 33 percent since 2012, comparable to Dallas’ better submarkets.

• More importantly, this increase in occupied office space translates into 7,000 more office workers, patronizing downtown’s shops, restaurants, and businesses – as well as visiting Klyde Warren Park.

• Klyde Warren’s development has also served as a catalyst.  Since 2012, 1.9 million square feet of office space and 1,500 multifamily units have delivered since 2012, or are now under construction. ​
