Here’s where OC’s 2017 big box industrial leases occurred

  • ​​There was a total of 15 big box leases that occurred in Orange County in 2017. North County remains the prominent submarket for Orange County industrial as it accounts for 48.6 percent of all  2017 leasing activity and 42 percent of big box leasing activity.

  • In 2016, there was a total of 34 big box leases, 50 percent of them occurred in the North County submarket. This decrease in leasing activity is a direct consequence of the continuously tight industrial OC market which has experienced a sub-two vacancy rate for the third year in a row.

  • Tenants continue to hold on to their preferences for high quality spaces; Class A buildings have accounted for 37 percent of big box leases in 2017 compared to 32 percent in 2016.

  • The upcoming multi-building 1 million square foot Beckman Business Center development will provide much needed space but demand is expected to continue to outstrip supply 2 to 1 in 2018.
