Increase in office leasing activity putting dent in Class A large block availability over 20,000 s.f.

  • ​An uptick in leasing activity in the second half of 2017 put a significant dent in the number of Class A large blocks over 20,000 s.f. currently available. The volume of Class A blocks has fallen 17.0% over the past year, to a total of 69 blocks totaling 3.6 m.s.f. in February 2018.

  • New construction currently underway and recently delivered comprised almost a third of the available Class A blocks. Relocations to recently delivered Class A product has left the number of large Class B blocks consistently rising over the past year.

  • Options for large tenants in the market remained the tightest in Howard County. Across Columbia there were only 9 available large Class A blocks, with an average time on the market of 15 months, compared to an overall average for the Baltimore metro of 34 months on the market.​​
