Submarket spotlight: Rivergate industrial district

  • ​The Rivergate industrial submarket is experiencing its time in the spotlight. Historically low vacancy of 2.8 percent and record high rents of $0.48 per square foot highlight strong demand from large users over the past year.

  • For larger tenants looking for space in Rivergate, there are currently 3 available options 100,000 square feet or larger; Kelley Point Distribution Center, Rivergate Corporate Center III and Bybee Lakes Logistics center.

  • Rivergate Corporate Center’s 918,400 square foot build-to suit development for a large e-commerce retailer is the largest industrial project under construction in the Portland metro. It’s one of three new fulfillment and sortation centers for the e-commerce retailer in Oregon.

  • The Port of Portland recently announced that service would resume at Terminal 6, which has been inactive for over a year. Swire Shipping will call at the port  monthly with shipments of Daimler Trucks’ Western Star trucks to Australia, export containers going to Australia and New Zealand, and import containers coming from Asia.​​
