DFW tenants have voted – largest buildings prove the most popular

  • ​DFW had a strong 2017, with net absorption coming in at 21.2 million square feet.

  • This demand was not spread evenly throughout the market.  Newer and larger properties fared much better.  As illustrated above, over 60 percent of demand was in buildings between 300,000 and 1 million square feet.

  • Even more impressive is how some assets fared when you consider absorption as a percent of stock / inventory.  As a benchmark, annual absorption in DFW typically averages 3.5 to 4.0 percent of total industrial inventory.

  • Clearly, buildings between 300,000 and 600,000 square feet drive the market, recording 4.4 million square feet of absorption in 2017.  Since this is a very large list of properties (comprising 125 million square feet), absorption as a percent of stock falls only around the market average.

  • In comparison, properties in the 600,000 to 1 million square foot range have out-performed the market, indicated by the red diamonds above, capturing almost 4-fold the market average in net absorption. ​
