Greater Boston concessions continuing to rise

  • Since 2010 the average TI package of 10-year office deals in Greater Boston has increased by 61.0 percent
  • During this time, construction costs have increased 24.4 percent
  • ​Aside from the increase in construction cost, there has been a recent increase in speculative suites, and more landlords using TI dollars as incentive for tenants to relocate, therefore reducing the capital burden for the tenant. During this time average free rent time has ticked down from 6 months to four months.
