Modern bulk tenancy breakdown

  • ​The Indianapolis industrial market currently consists of 66 institutional grade modern bulk facilities featuring a footprint of 500,000 square feet or greater. These buildings combine for nearly 50 million square feet of space and account for almost one-quarter of the total industrial inventory! The average size of these properties is right around 750,000 square feet.
  • It is interesting to note that roughly two-thirds of these massive modern bulk buildings are occupied by a single industrial user. Digging further, the vast majority of these facilities are leased- only 14.0 percent are occupied by an owner-user. This trend is continuing in the latest round of new construction. Nine speculative bulk buildings above 500,000 square feet have delivered this year or will soon. Three have already been fully leased by a single user while the others remain vacant. ​
