Net absorption turns positive as large tenants begin to occupy pre-leased space

  • ​Net absorption turned positive in Q3 2017 for San Francisco as a number of large tenants officially occupied their pre-leased spaces, bringing year-to-date net absorption to 141,238 square feet.
  • Notable move-ins for the quarter include AirBnB occupying 150,000 square feet at 999 Brannan Street and WeWork occupying 64,858 square feet at 201 Spear Street.
  • 6.62 million square feet of office space is currently under construction in San Francisco at 68.9 percent pre-leased. Absorption will grow considerably as new developments are delivered with sizeable portions pre-leased.​
