PA suburbs see 82.4 percent of regional absorption YTD, while CBD leasing activity is weighted to smaller users

​​The Pennsylvania suburbs are driving the region’s positive absorption, with five key submarkets – Fort Washington, King of Prussia/Wayne, Conshohocken, Delaware County, and Malvern/Exton - all exceeding 100,000 square feet so far in 2017. At the opposite end of the spectrum, key tenant departures from Radnor, Market East, and University City mean that these submarkets are still digging their way out of absorption deficits. With small and mid-sized tenants driving recent leasing activity, landlords must chip away slowly but surely to backfill space, particularly in Center City where the largest known deals are unlikely to land until 2018 and beyond. ​​
