Suburban submarkets see increased leasing velocity

•There was nearly 2.9 million square feet of leasing velocity in 2016, an increase of almost 430,000 square feet over 2015.

•In 2015, the CBD accounted for 38.3 percent of leasing activity, but lowered to 28.4 percent in 2016 even though about the same number of deals were completed in each year.

•The North Meridian/Carmel and Northwest submarkets saw the most suburban leasing activity this past year.

•This increase in suburban leasing is even more apparent when looking at large deals (at least 60,000 square feet). In 2015 there were four large deals, and only one was in the suburbs. The opposite occurred in 2016. Of the seven large deals, six were in the suburbs.

•This graph analyzes leases greater than 5,000 square feet and signed in Trophy, Class A, and Class B buildings.​
