Established retailers target lower priced markets for expansion

  • ​Retailers that are expanding in Los Angeles from 2015 to Aug 2017 are concentrating in three major cities: Whittier, Downey, and Glendale. While traditionally popular submarkets in LA have less expansion from growing retailers, these three submarkets have average asking rental rates 34 percent lower than average overall  Los Angeles market. 
  • The retailers with the largest number of expansions since 2015 include: Starbucks (32 locations), Dollar Tree (14 locations), Yogurtland (14 locations), Grocery Outlet (12 locations), Aldi (11 locations), America’s Best Contacts and Eyeglasses (10 locations.
  • Of the retailers who have expanded their Los Angeles footprint in the last 2 years, discount grocers and discount goods have accounted for a significant amount of new location openings. These discount retailers have been particularly attracted to the lower rental price point offered in specific markets in the region. ​
