Of the 10,300 apartments in the CBD pipeline, more than 50% not likely to leave the drawing board

​Across the CBD, more than 4,000 apartments are under construction or moving toward an imminent groundbreaking. In 2017 alone, 2,800 apartments will open in major projects including East Market, Vue32, The Beacon, The Bridge, The Alexander, and Hanover North Broad.

More than 5,900 units in various stages of proposal are looking less likely to materialize – at least in this market cycle –  based on the status of zoning approvals, construction permits, and financing arrangements happening in an environment of increasing caution. Some projects have been shelved, such as the residential component of 2400 Market, whereas others may be suffering from fears of oversupply, including 1300 Fairmount and 1911 Walnut. Only time will tell! ​
