Office tenant growth outpaces new supply by wide margin across Howard County


While recently below the historical average, net absorption across Howard County, and specifically Greater Columbia, has outpaced new supply by a wide margin. The trend has led to the historically low overall vacancy rate of just 6.8 percent.

As a result market fundamentals have begun to shift towards landlord in pockets across Columbia, particularly for Class A product with walkable amenities.

In response to low vacancy rates, the development pipeline has ramped up to accommodate tenants in the market. 651,828 square feet is under construction and set to deliver over the course of 2017.
