“Stale” spaces: forgotten but not gone…

  • ​​Sorted by total vacant square feet, this chart visualizes each vacant class A & B office suite in each of Dallas’ nine major submarkets, color-coded by how long each suite has been listed on the market as available
  • Submarkets with bigger “cores”, or orange and red spaces, relative to their overall size, can be thought of as hotter submarkets, as they have less space being listed as available for several consecutive years
  • This chart highlights the more “stale” submarkets, such as CBD, LBJ and Stemmons–our older, more established submarkets –who collectively account for 67% of space that has been available for more than five years
  • While stale spaces are seen as functionally obsolete or are forgotten to most tenants in the market, they present unique opportunities for reuse, redevelopment or highly discounted rental rates for the right tenant
