The average term for Class A tenants is longer downtown than in the suburbs

​​While the average size tenant is about the same when you compare downtown and the suburbs, average terms downtown are 23.7 percent longer than they are in the suburbs. Within the downtown the average term is 76.6 months, compared with 61.9 months in the suburbs. 

Longer terms in the downtown can be attributed to the high rental rates and larger tenant improvement allowances. While suburban tenants are more likely to chip in for tenant improvements, downtown tenants often have a larger share of these expenses covered by landlords.
