Though overall vacancy is 16.8 percent, San Francisco’s CBD and South of Market submarkets are experiencing significant gains in occupancy thanks to the tech boom. With 237,434 square feet of positive net absorption in the first quarter, 2011 promises significant improvements in overall vacancy, and increases in rental rates in all submarkets. Average asking rates at the end of the quarter were $37.69 per square foot, and $41.71 for Class A product.
