Overall net absorption was positive throughout the metro area. Direct net absorption was roughly 231,400 square feet and overall absorption was roughly 443,200 square feet. Although suburban submarkets were negative overall, the CBD pushed the entire market to the positive. 

Rental rates remained stable, finishing the quarter at $20.84 per square foot for all classes. The CBD has the highest rates, with Class A buildings averaging $28.50, while the suburban submarkets averaged $21.69 for Class A buildings.
