Summary

Negative net absorption totaling 55,085 square feet in the metro resulted in a 54 basis point increase in the vacancy rate to 20.2 percent in the first quarter of 2011. The metro’s Class A rental rate fell to $23.30 per square foot while Class B space fell to $17.03 per square foot. Approximately 313,000 square feet is still in the construction pipeline and lies entirely in the suburban submarkets.
