Leasing activity in the Charlotte metro declined by approximately 60.0 percent in the first quarter and resulted in a sluggish start to 2011. While touring activity remained consistent, it was the smaller transactions - ranging from 2,000 to 4,000 square feet – that drove the market. Tenants are continuing to take advantage of low rental rates and landlord concessions, and a shift in those dynamics to a landlord favorable market is not expected until early 2012.
